Zoning Board of Appeals / Planning Commission
The City of Mechanicville Zoning Board of Appeals (ZBA) and Planning Commission is a combined board that plays a vital role in shaping how land is used and how the city grows and develops. Whether you are a homeowner, business owner, or developer, this board is an important part of the process when your project involves zoning regulations, land use approvals, or site plan review.
What We Do
This board serves two related but distinct functions:
As the Zoning Board of Appeals, the board:
- Hears and decides requests for variances — exceptions to the City's zoning regulations when strict application of the rules would cause practical difficulty or unnecessary hardship
- Reviews appeals of decisions made by the Building & Code Department regarding zoning interpretations
- Considers requests for use variances when a property owner seeks to use their land in a way not currently permitted by the zoning code
As the Planning Commission, the board:
- Reviews and approves site plans for new construction, expansions, and changes in land use
- Evaluates subdivision applications
- Makes recommendations on zoning amendments and land use policy to the City Council
- Works to ensure that development in Mechanicville is consistent with the City's long-term planning goals
Do You Need to Appear Before the Board?
You may need to come before the Zoning Board of Appeals / Planning Commission if you are:
- Proposing construction or renovation that does not conform to current zoning requirements
- Seeking approval for a new business, development, or change of use
- Subdividing property
- Appealing a zoning decision made by the Building & Code Department
